What are the pros and cons of living in Seasons at Prince Creek West?

Seasons at Prince Creek West has a gate, two pools and stores close by.

Pros

  • There is a gate at the main entrance, with a call box for visitors.
  • Publix and the hospital are each less than 10 minutes away by car.
  • The Murrells Inlet MarshWalk is about 10 minutes away by car.

Cons

  • The beach is a drive, not a walk. The nearest beach access is in Garden City.
  • Golf carts must be parked in the garage, not on the street.
  • On some lots, one corner touches the high-risk flood zone. An agent checks the flood map for the house you like before you offer.

Will a Seasons lot need flood insurance?

Most Seasons lots will not. On 45 of the lots, one corner touches the high-risk flood zone on the federal flood map.

If the house itself is in the zone, your lender will require flood insurance. Outside the zone, flood insurance is your choice. A policy here usually costs about $600 a year.

Example: Carol and Jim are moving from Buffalo, and they want a house in Seasons that backs onto the woods. They find one they like and plan to make an offer that night.

First, their Chapter3 agent checks the government's flood map for that house. The back of the house is in the high-risk flood area, so their lender will require flood insurance.

That is a yearly bill Carol and Jim had not planned on. The agent gets them a quote that afternoon, and they make their offer that night knowing the cost.
