Myrtle Beach golf course communities,
compared.

By Devin Day, Operations Officer & licensed MLO · Reviewed by Timmy Fredrick Nash, Broker-in-Charge · Published July 20, 2026

Fourteen communities, and the question every ranking page dodges: whether you must join the club. Almost never, and the exceptions have fine print. Fees from $35 a month, entry from $150,000 condos, and the Intracoastal flood zones that surprise buyers.

The direct answer

Myrtle Beach golf community membership is optional almost everywhere

The Grand Strand has more than 80 championship courses, and most golf-community homes here sit on public courses: Arrowhead, Wild Wing, Blackmoor, Legends, International Club, Wachesaw East, and TPC Myrtle Beach all sell tee times to anyone, so living there requires no membership at all. Where clubs exist, membership is a choice: Barefoot, Prestwick, Pawleys Plantation, and Grande Dunes all separate homeownership from club dues.

The two real exceptions run in opposite directions. Wachesaw Plantation is private and member-owned, and while you can own without joining, every amenity belongs to the club, so a non-member owns a house behind a gate and nothing else. The Dunes Club is essentially private with limited package access, and its surrounding streets are some of the only prestige addresses here with no mandatory HOA. Details like those, not the course designers, are what decide whether a golf community fits.

The fine print

What Myrtle Beach golf community buyers miss

  • Transfer fees ride with the deed, not the listing. At Barefoot, a resale that carries a golf membership means a $2,750 transfer fee and a 60-day enrollment window after closing. Ask what obligations attach to the specific lot before you offer, not at the closing table.
  • The Intracoastal view can carry a flood premium. Waterway-adjacent pockets of Grande Dunes, Barefoot, and Arrowhead can sit in FEMA Zone AE, where lenders require flood insurance. The fairway lots a street inland often do not. Our coastal insurance guide covers what that costs; we pull the flood zone on every golf lot we show.
  • A public course means no membership obligation. Public-course communities like Blackmoor pair a Gary Player design with a $35 monthly HOA and no club dues at all. Clients of ours owned in Blackmoor for years, then sold and bought in Seasons at Prince Creek West, the gated 55+ community inside the same Prince Creek development that TPC Myrtle Beach anchors. They kept the golf and moved to a community built for their stage of life; that side is covered on our 55+ communities page.
  • Second-home rules still apply on the fairway. A golf villa you use part-time is a second home or investment property to the county and the lender: the 6 percent tax rate, second-home loan occupancy rules, and rental restrictions all still run. The math is in our second home guide and property tax calculator.

Common questions

Myrtle Beach golf communities FAQ

Do you have to join the club to live in a Myrtle Beach golf community?

Almost never. Membership is optional at Barefoot, Prestwick, Pawleys Plantation, and even private Wachesaw Plantation, though non-members there get no amenities since everything belongs to the club. Where the course is public, like Arrowhead, Wild Wing, Blackmoor, Legends, International Club, and TPC Myrtle Beach, there is no membership to join at all.

How many golf courses does Myrtle Beach have?

More than 80 championship courses, per Visit Myrtle Beach's current figure. The 100-course number still quoted around the internet is outdated. The oldest is Pine Lakes International, opened 1927; the most famous is the Dunes Golf and Beach Club, a 1948 Robert Trent Jones Sr. design that hosts the PGA Tour's Myrtle Beach Classic.

What is the Barefoot Resort golf transfer fee?

Resale buyers of Barefoot homes that carry a golf membership pay a $2,750 transfer fee to Barefoot Resort Golf Club, with enrollment required within 60 days of closing. Dues run $205 a month for golf and social access or $85 for social only, covering the Dye, Love, Fazio, and Norman courses.

Is TPC Myrtle Beach private?

No. It is the only TPC in South Carolina and it welcomes public play, which is rare for the brand. It anchors the Prince Creek master plan in Murrells Inlet, where villages range from the low $300,000s to the $600,000s and up, including the gated Seasons 55+ community.

Which Myrtle Beach golf communities are gated with a guard?

Prestwick has a 24/7 staffed gate, Wachesaw Plantation runs 24-hour security, and Wachesaw East and Pawleys Plantation are gated. Grande Dunes and Barefoot are gated only in certain villages, and value communities like Blackmoor and Wild Wing are open.

What is the cheapest golf community in Myrtle Beach?

Legends' Turnberry Park condos at $150,000 to $215,000 and Arrowhead condos from about $175,000 are the verified low end for buying in. For houses, Blackmoor pairs a Gary Player course with roughly a $35 monthly HOA, the lowest fee we verified in any Grand Strand golf community.
